With the experience to cover every aspect of building creation, Paul Richardson has the skills to fully manage small-scale and larger projects. He generally uses his drawing board to work out concepts, then transfers to AutoCAD to develop the designs.

  • Initial consultation - to discuss your project, including desired features, likelihood of planning permission, expected completion dates and available budget.
  • Measured site and building surveys - performed using modern electronic instruments for millimetre accuracy, and producing AutoCAD survey drawings.
  • Accessibility issues - recommending and implementing measures to improve accessibility to and within buildings.
  • Initial sketch schemes - giving at least two solutions to allow you to choose your preferred options.
  • Final sketch scheme - including interior and exterior views.
  • Applications for Planning Permission, Listed Building Consent, Conservation Area Consent, and Advertisement Consent - using years of experience in dealing with bureaucratic matters.
  • Building Regulations - preparing detailed design drawings and an outline specification, applying for and obtaining approval.
  • Production drawings, schedules and written specifications of materials and workmanship - comprehensive information for building contractors to prepare tenders.
  • Inviting tenders - recommending suitable local building contractors for your project, inviting tenders, reporting on tenders received.
  • Administering the building contract - setting up an appropriate form of contract between you and the building contractor, inspecting workmanship, issuing instructions, certifying stage payments, and negotiating the final account on your behalf.
